All property owners become members of the Clearwater Resort Owners’ Society (CROS), by virtue of an Encumbrance that is registered on the land title. The Constitution of the Society is a registered document and can be downloaded under key documents.

When you purchase either an existing property or a piece of land, you need to make an application to join CROS. The application form can be downloaded under key documents.

Property owners are required to pay quarterly levies to cover:

• Security Services
• Administration
• Street lighting and Pump Station Electricity
• Landscape maintenance
• General expenses provision
• The Sinking fund for future maintenance of the private roads and utilities infrastructure.

These levies benefit all residents and ensure that the common areas and services are maintained to a premium standard. Annual Accounts of the Society are available for members to download under the members section.

CLEARWATER RESORT DESIGN CONTROL GUIDELINES

For all new properties, the journey begins with your land purchase, followed by the submission of your house and landscape design to the Design Control Committee for approval. To contact the Design Control Committee:

FREQUENTLY FORGOTTEN MATTERS

When buying or selling a property at Clearwater it is essential that your legal advisor:

1. Ensures that the Owners Society levy is up to date and any payment owing or made is properly apportioned as part of the property settlement process.

2. Ensures that, where a Golf Club Share is included in the sale, a Share Transfer Form is signed by both parties. The share transfer is available from Clearwater Golf Club Limited. Please seek advice on the rights and obligations of Golf Club Shareholders before proceeding with any transfer request. To obtain a copy of the Golf Club Constitution please call 03 360 2146.

CLEARWATER GOLF CLUB MEMBERSHIP SHARES

During the land purchase process you may be offered the opportunity to take up a Family Membership Share at the Clearwater Golf Club. The benefits of membership include access to the golf course, the member lounge and the tennis courts, upon payment of the annual subscription.
